For seller and listing Agency



Listing Agency


The listing agencies are only allowed to post the properties after the approval from the listing company along with MDS Fund LLC. furthermore they must agree to the terms and conditions/ Agreement listed on the section below. The listing agency should be responsible for the listed properties and images. As the Company MDS LLC does not take any liability and responsibility for copyright infringements. The Listing agencies are suggested to be up to date with the properties, images and prices.


After submitting the materials to the website, MDS LLC have the non exclusive rights to lisence to use, produce, display, edit the materials. The company will not pay any fees or whatsoever for materials and reserve the rights.


The listing Agency should possess a valid license from the real estate regulation Authority (RERA) or its equivalent in the emirate. The listing agency is liable of misleading or defamatory or deceptive information provided on the website.


Limitation of Liability


The company shall not be liable for any


      Loss of profits

      Loss of business

      Loss of revenue

      Loss of or corruption of data

      Loss of contract

      Loss of opportunity

      Loss of savings or discounts or rebate

      Loss of goodwill


The company does not guarantee that the website will always be accessible, uninterrupted, timely, secured, error free or free from computer virus or other invasive or damaging code or will not be affected by force majeure events including storage shortage or any materials or equipment. We will not be liable for any interruption to the service, weather intentional or otherwise. We recommend you make your backup of any contents or data used in the connection with the websites.


The website is controlled by MDS LLC from Dubai UAE. The company makes no representation or warranties that the websites appropriate for use in any other locations.





This Commission Split Agreement is by and between: Seller Agency and listing Agency regarding the selling of the properties in Japanese real estate Portal and sales.

Listing Agency and Selling Agency agree that:


1. The Listing Agency has the exclusive right to sell the Property.

2. The Selling Agency has a prospective buyer.

3. The Selling Agency's status in this transaction shall be of any one side:

      i. a seller's subagent.

      ii. buyer's agent.

4. If there shall be any change in such status,price, Selling Agency shall notify Listing Agency in writing of said change. The selling agent shall provide the images/prices and status of the properties.

5. If Buyer purchases the Property, the Listing Agency agrees to pay the Selling Agency a fee, payable to the Selling Agency when payment is received by Listing Agency, equal to: The total commission will be the 50% of the commission received by Listing Agency for the transaction. A commission is any compensation, valuable consideration or promise thereof received by Listing Agency, including, but not limited to, receipt of an interest in a joint venture, partnership or other business entity.

6. It shall be the duty of the Listing Agency to insure that Selling Agency and Buyer are registered and protected as to subsequent transactions after the termination or expiration of the listing agreement, to the extent that the listing agreement permits or provides such registration or protection.
